CP3 Development is a real estate development and construction firm based in Culver City. We have been doing business since 2018 servicing the mission of developing multi-family and mixed use properties in the Los Angeles area. Our services include land acquisitions, entitlements, architectural design, plan checks, construction, inspections, project engineering, land use consulting, dry utility services, equity sourcing, and construction scope, and all elements that bring a project from concept to reality.

CEO/President
Caleb Pate’s background in finance and economics led him to the career working with the highest caliber architectural and construction professionals throughout his career. Caleb previously worked as a Sr. Project Manager, Development Coordinator, and Land Acquisitions Manager for large developers in LA. In those roles, he managed value-add projects of single family residences, custom luxury estates, tract developments, multi- family, and commercial projects. He now oversees the real estate investment and development of CP3 projects in the multi-family sector and mixed-use developments in LA, concurrently focusing on raw land and project acquisitions.
Business Operations & Marketing
Rose Cowart has 8+ years of experience in Project Management and Marketing. With a Public Relations and Interpersonal Relations Bachelor’s Degree from Pepperdine University, her versatile background assists the company in areas of operations, human resources, brand awareness, and marketing. With a comprehensive approach, she works with all team members in development and architecture to oversee and encourage business operations in the real estate development realm. Cowart’s focus is meeting timely deadlines to ensure smooth development and execution of all CP3 projects, from start to finish.
Purchasing Manager
Kevin O’Brien has been in the Architecture & Construction industry for 20+ years. With a degree from CSUN in Design and Art, Kevin began working in Construction Admin for Kanner Architects and was featured in the A+D Museum opening for his work on owner Stephen Kanners “Retro-Modern'' residence in the Palisades. Kevin has been Project and Purchasing Manager on developments ranging from Mixed Use Podium, Concrete Tilt-Up, Multi & Single Family, and Custom Homes. Kevin taps into his interest in design and extensive field experience to tackle the usual myriad of visual, structural, and budget challenges to get projects to the finish line with minimal compromise.
Sr. Architectural Designer
George Khodaverdian has over 20+ years of experience in architecture, rooted in his designs to help communities and people. As a child, he found a love in watching construction, which led to his studies at Armenia School of Architecture. Today, he translates his designs in the multi-family and single-family realm where he works on meaningful projects in our office. For George, architecture is not only a profession but a way of life.
Architectural Drafter
Dassia Leos has a background and degree in architecture from Honduras University Jose Cecilio del Valle. She creates architectural plans and technical drawings for construction projects for CP3 Development using computer-aided design software's and incorporating building codes and permits in design phases. Her design philosophy states not only on a building's appearance, but how it would connect with and enrich the lives of those inside of it.
